Dolphin Properties S.L. - Spain

Why Spain?
The Economist has recently reported that Spain has enjoyed the fastest growth in property prices anywhere in the world in the last 20 Years. If you had bought in Spain 2 years ago its likely your property value would have appreciated around 20-30% per annum in some areas. If you combine this with the fact that you had bought off-plan at a discounted rate and then sold at current market value, you can easily see why Spain is the location of choice for the savvy property investor.

As with most markets it is the ever increasing demand for Property in Spain that is driving the price increases on property and with no sign of this demand diminishing we can expect this to continue into the future. Indeed its widely published that 25% of British People aim to retire abroad and Spain is the most popular destination due to its fantastic all year climate, relatively cheap cost of living and close geographical location to the UK, budget airlines now offer cheap flights from a huge number of UK airports and generally you can travel to Spain in around 2.5 hours.

Although pure demand is making the price of Spanish property appreciate at current rates but it is actually the Property Investor who benefits most from this as they buy early at well below market value and then benefit from the price appreciation generated by this demand.

  • Spain enjoyed around 50 million tourists last year

  • Spain is the second most popular holiday destination in the World

  • With more than 300 days of sun every year and numerous golf courses
Spain offers all year rental possibilities

  • Cheap and simple access from a massive range of locations via low
     cost airlines

  • Diversification from a UK-only property portfolio

  • Simply property acquisition and legal procedures with no language skills
     required

  • Stable economy

  • Financing readily available with low interest rates

  • Residential internet bookings rising steeply benefiting the "buy to let"
     market

Interest Rates
The UK is currently attempting to slow down the price appreciation of property with the Bank of England introducing more and more interest rate increases. A "Buy-to-Let" mortgage in the UK typically now has interest rates of 6% - 6.5%, while in Spain you can utilize the low Euro base rate and achieve mortgage rates of less than 4%.
Benefits from Change in Holiday Trends
Over the past couple of years there has been a huge change in the way that people from the UK organize their holidays (See Sky News article). For many years the package holiday was King in the UK.

With low cost airlines now in fierce competition and the cost and availability of these flights not to mention the variety of destinations available people are starting to look differently at their holiday plans.

The Internet revolution has hit the travel Industry hard and now its simple for people to find the flights they want cheaply online and at the same time find the perfect accommodation in the exact location that they want for cheaper than the price of a standard package holiday.

For the holiday maker this means a far higher standard of accommodation and increased holiday experience for less financial outlay.

For the "Buy-to-Let" Property Investor it means huge rental potential of their Investment, this figure is set to continue to grow and will again create a demand based market.

Spain has entertained holiday makers for many years and has embraced this role well, it has many bars, discos, restaurants, theme parks and of course beaches and an amazing climate. This is of considerable value to the Investor as it makes property in these areas highly rent able.

All in all for stability, market growth, infrastructure, rental income and safety Spain is currently the number 1 area for property Investment.

Advantages of Spain Over Other Locations
  • Accessibility and Travel times. Investors can reach their Spanish Property cheaply in 2.5 hours from a huge range of UK airports
  • "Investing in Eastern Europe" has become a "Buzz Phrase" lately. The reality is that although prices are low there is a high risk associated with purchasing property in these areas. Obtaining mortgages and other finance options to obtain property in this region is still very difficult and if Banks are not prepared to Invest in an area then we advise our Investors not to either.
